Excavation is getting underway at 1510 Broadway, the site of an eight-story mixed-use complex in Bedford-Stuyvesant, Brooklyn. Designed by Gluck+ and developed by MacQuesten Construction Management along with the East Brooklyn Housing Development Corporation, the structure will yield 108 affordable housing units and 9,000 square feet of ground-floor retail space.
The wedge-shaped lot is located at the convergence of Bushwick and Ocean Hill and spans more than 21,000 square feet. The property had sat vacant for years before the developer was granted approvals by the Department of City Planning.
The rentals will be marketed at varying levels of affordability. It is expected that 16 of the units will be reserved for the formerly homeless, while the other units will be earmarked for households at 40 to 80 percent area median income (AMI). According to original applications with the Department of City Planning, at least half of the units will be offered at 50 percent of the AMI.
Floorplans will range from studios up to three-bedroom layouts.
1510 Broadway is one of several ongoing projects made possible through New York City’s Department of Housing Preservation and Development’s Extremely Low and Low-Income Affordability Program. Known simply as “ELLA,” the program funds the construction of low-income multifamily developments where most of the units are reserved for households earning up to 80 percent of the AMI.
The project is expected to debut by the end of 2024.
